What are the Governing Documents?
- POA governing documents are legally binding, hierarchical documents—including the CC&Rs, Bylaws, and Rules—that establish the rules, operational structure, and property restrictions for a homeowners association. They define homeowner obligations, authority of the board, and maintenance responsibilities to maintain community standards and property values.
When are POA meetings held and are they open to all members?
- The LDPPOA Board Meetings are held at 7:00 pm on the second Tuesday of each month September - May. Email lakedeesonPOA@gmail.com for location. They are open to all property owners in the Lake Deeson Pointe community, although the only time they may vote is at the Annual Property Owners meeting.
Why do we have an Annual Property Owners' Meeting?
- An Annual Property Owners' Meeting is a legally required, typically once-a-year gathering designed to maintain transparency, ensure financial accountability, and provide a forum for community decisions. It enables homeowners to vote on board elections, review budgets, discuss upcoming projects, and voice concerns, directly impacting community management and property values.
Who is invited to a Property Owners Meeting?
- Property Owners meetings, including annual and open board meetings, are open to all members of the Property Owners Association in good standing—meaning they are current on dues and have no pending Covenant violations. Only those whose names appear on the property title can attend.
How do I get a gate code or clicker?

When are the gates open?
- The gates are open between the hours of 6:30 am to 7:30 pm Monday through Friday and closed all day Saturday and Sunday.
How do I report a violation?
- To report a Property Owners Association violation, document the issue with photos, dates, and times, then submit a formal complaint via email - lakedeesonPOA@gmail.com or by certified mail to Lake Deeson Pointe POA, 1035 Lake Deeson Pointe, Lakeland, FL 33805. Review your CC&Rs (covenants, conditions, and restrictions) to confirm the infraction.
Assessments & Payments
When are the assessments due?
- The assessments are announced at the Annual Meeting of Lake Deeson Property Owners, and emailed or mailed following the meeting. Payment is due immediately.

Architectural Control & Improvements
Do I need approval for exterior changes?
- Projects like adding fences, decks, sheds, changing siding, or altering landscaping almost always require written approval. Visible changes including changing the color of your front door or home, adding exterior lighting, or installing a satellite dish likely requires review to maintain community standards. We recommend always seeking approval for a change to the exterior of your property and/or landscaping before commencing any work

What documentation is needed for a request?
- The Architectural Review Committee (ARC) request requires a completed application form, detailed project plans/sketches, site survey/plat map showing the location, material samples (paint chips, roofing), color photos of the current area, and contractor info (license/insurance). If it is a project that requires County approval, then a copy of the County permit is also necessary.
